No. Many of my clients start months before they're ready to buy or sell. My role is to help you prepare, understand your options, and move forward at your own pace.

How do I know when it's the right time to buy or sell? +

Yes. I offer phone and video consultations so you can get guidance wherever you are, at a time that works for you.
What happens after I contact you? +
I'll reach out personally to learn about your goals and timeline. From there, we'll create a clear, customized plan with no pressure.
Do you work with first-time buyers? +
Absolutely — first-time buyers are some of my favorite clients to work with. I walk you through every step of the process, from understanding your budget and getting pre-approved, to making an offer and closing with confidence. No question is too small.

How long does the process take? +
It varies. Buying a home typically takes 30–90 days once you're under contract, but the search itself can take weeks to months depending on your goals and the market. Selling usually takes 30–60 days from listing to close. We'll build a realistic timeline together from day one.

Do you have IDX or MLS search on the website? +
Not yet — live MLS search is currently in progress. In the meantime, you can explore our Neighborhood and Community guides, or reach out directly and I'll send you listings that match what you're looking for.
How much does it cost to work with you as a buyer? +
In most cases, buyer representation is paid by the seller as part of the transaction, so there's often no out-of-pocket cost to you. We'll go over exactly how compensation works during our first conversation, so there are no surprises later.
Do I need to be pre-approved before we start looking at homes? +
It's not required to start the conversation, but it's a smart early step. Knowing your budget helps us search efficiently and puts you in a stronger position once you find the right home. I can connect you with trusted local lenders if you don't already have one.
How is my home's value determined? +
I don't rely on automated online estimates — those are often inaccurate because they can't account for condition, updates, or what's actually happening in your specific neighborhood right now. Instead, I prepare a personalized comparative market analysis based on recent, comparable sales and current local demand.
What if I'm relocating from out of state? +
Relocation clients are a big part of what I do. I offer virtual tours, video walkthroughs, and remote-friendly paperwork so you can move forward confidently even if you can't be here in person for every step.

What should I do to prepare my home before listing it? +
It depends on your home and your goals — sometimes a deep clean and decluttering is enough, other times light updates make a real difference in price. I'll walk through your home with you and give honest, practical recommendations, without pressuring you into unnecessary spending.
What are closing costs, and who pays them? +
Closing costs typically include items like lender fees, title insurance, and prorated taxes, and generally run a few percent of the purchase price. Buyers and sellers each have their own set of typical costs, and some items are negotiable. We'll review a full breakdown together well before closing day so there are no surprises.
What happens if there are multiple offers on a home I want? +
Multiple-offer situations can feel stressful, but they don't have to be. I'll help you understand what's actually competitive in that moment — price, terms, timeline — and build a strategy that fits your comfort level, not just "offer more than everyone else."
Is there any obligation if I just want to ask a few questions? +
None at all. A lot of people reach out just to understand their options before deciding on anything. There's no pressure to commit, list, or buy — just a calm conversation to help you figure out your next step, whatever that is.
